Buying process

How do you buy pre-construction in Miami from Latin America?

You choose the project, sign a refundable reservation, then sign the purchase contract (with 15 days to cancel). You pay the deposits in stages during construction and, once the building is finished, you pay the balance in cash or with a foreign national loan.

Step-by-step guide

Can I buy without traveling to Miami?

Yes. We guide you through the whole process over video call, and deposits are paid by wire transfer to an escrow account. You can come see your building whenever you like.

What documents will I need?

A valid passport and proof of the source of your funds. If you finance, the bank will also ask for statements and proof of income. If you plan to earn rental income, you need an ITIN, which you apply for with IRS Form W-7.

What is a reservation, and can I get it back?

A reservation holds a unit before you sign the contract. Under Florida Statute 718.202, that money goes into escrow and is refunded in full if you request it in writing.

How long do I have to change my mind after signing?

15 days from signing and from receiving all the condominium documents, under Florida Statute 718.503. Waiving that right in the contract has no effect.

Deposits and protection

How much money do I need to invest in Miami pre-construction?

The projects we work with range from the low US$400,000s (Parkside Residences at Brickell) to branded residences starting at US$3 million (619 Brickell by Nobu). During construction, deposits usually add up to 20% to 50% of the price, depending on the project.

Is my money protected while they build?

By law, deposits go into escrow. The first 10% of the price stays protected until closing, and anything above that 10% can only be used for construction if the contract allows it and construction has already begun (Statute 718.202).

What does a typical payment schedule look like?

A common example is 10% at signing, 10% at groundbreaking, 10% at topping off and the balance at closing. Each developer sets its own plan.

Is a new building better than an older one?

Since the SB 4-D law, buildings three stories or taller require a mandatory inspection at 30 years and must fund reserves that owners can no longer waive. A new building starts with those reserves in place and is decades away from its first inspection.
