By Vivian Vargas Kinderson·

Branded residences are buildings that carry the name and service of a hospitality, dining or automotive brand. In Miami, four of the best known today are Delano (from US$800,000, in Downtown), 619 Brickell by Nobu (from US$3 million), Cipriani Residences (occupancy in 2027) and Bentley Residences (oceanfront in Sunny Isles).

Miami, the world's second-largest branded residence market

According to Savills, at the end of 2025 South Florida had 48 completed branded residence projects and 55 in the pipeline, second only to Dubai. Knight Frank, using a different methodology, counts 31 projects in operation and 42 in development in Miami. Both reports agree that the city is one of the global hubs for this product.

Which one is right for you?

It depends on what you want to do with the unit: rent it, get it soon, preserve value or live on the ocean. We rank the four towers by each of those goals on our branded residences page. If your budget is below US$800,000, take a look at the investment projects in Brickell.

Frequently asked questions

Are branded residences worth more? Savills reports a global average premium of 33% for branded residences compared with similar unbranded projects. That average varies widely by city and project.

Does the brand own the building? Usually not. Typically the brand licenses its name and provides services, while the developer builds and sells. At Delano, for example, the official website states that the brand is used under license.
