Miami is the top destination for foreign buyers in the United States, and Latin Americans make up the vast majority. In 2025, Colombia was the leading country of origin for foreign buyers in South Florida (15%), followed by Argentina, Brazil and Mexico. In new construction, foreign buyers purchased 52% of the units sold.

The numbers from the latest report

The MIAMI Realtors 2025 international report, published in January 2026, shows:

  • Foreign buyers accounted for 15% of the dollar volume of South Florida home sales, compared with 2% nationwide.
  • They spent US$4.4 billion on about 5,300 properties, up from US$3.1 billion in 2024.
  • Miami-Dade drew 73% of the region's foreign buyers.
  • 51% bought condos, and 71% bought for vacation use, rental or both.

New construction, dominated by foreign buyers

The Real Deal reported in November 2025 that foreign buyers took 52% of presales across 66 South Florida condo projects over roughly 22 months. Of those buyers, 86% were Latin American. In Brickell and Coconut Grove, the share of foreign buyers reached 63%.

Nationwide, the National Association of Realtors (NAR) ranks Florida as the top destination, with 21% of the country's foreign buyers.

Why Miami?

These are the reasons that usually weigh most in a Latin American investor's decision:

  1. Savings in dollars in a city with international demand.
  2. Proximity and direct flights from almost all of Latin America.
  3. Language: in Miami you can buy, rent and live in Spanish.
  4. A clear legal framework that protects pre-construction deposits. We explain it in our deposits guide.
